Choosing your lake
Lively and built-up, vast and quiet, or small and scenic — the three Hot Springs lakes reward completely different buyers. Here's how to tell which one is yours.
The three lakes, side by side
Lake Hamilton is the developed, social lake. Its shoreline is lined with homes, restaurants you can boat to, and marinas, and it sits closest to the city and the US-70 corridor. It's the liveliest of the three and the one most people picture when they imagine a Hot Springs lake house — busy weekends, big wakes, and easy access to town. Lake Ouachita, by contrast, is enormous and famously clean. Because most of its shoreline is U.S. Army Corps of Engineers-controlled and undeveloped, it stays quieter and wilder — prized for clarity, fishing, and scuba diving — with fewer private docks and more open water and islands. Lake Catherine is the small, scenic one, anchored by Lake Catherine State Park southeast of the city; it trades size and nightlife for intimacy and a tucked-away, wooded feel.
The tradeoff is straightforward: Hamilton gives you convenience, dining, and the most rental demand; Ouachita gives you space, cleaner water, and quiet at the cost of more restricted, less-developed shoreline; Catherine gives you a compact, scenic escape. None is objectively "best" — it depends on whether you want a party dock, a wilderness basecamp, or a quiet cove. The same buyer can love one lake and be bored or frustrated on another. Read these before you tour.
Lake Ouachita
Huge, clean, and Corps-controlled, so much of the shoreline stays undeveloped and quiet. Best for anglers, divers, and buyers who prize clear water and solitude over nightlife.
Lake Catherine
Small and scenic, anchored by Lake Catherine State Park — an intimate, wooded escape. Best if you want a tucked-away cove rather than a big, busy lake.
Docks & shoreline
Dock rights and shoreline rules differ by lake and by the controlling authority — always confirm dock and shoreline rules with the controlling authority (utility, the Corps of Engineers, or state park) before you buy on the water.

On a lake home, the dock is often worth as much as the view — and it comes with rules that vary sharply by lake. Some shoreline is privately controlled by the utility that manages the lake; much of Lake Ouachita is federal shoreline under the U.S. Army Corps of Engineers, which regulates private docks, vegetation, and structures tightly; and Lake Catherine sits partly against a state park. That means an existing dock may or may not be permitted, transferable, or expandable, and a bare lot may or may not qualify for a new one. Before you fall for a listing, confirm dock and shoreline rules — and any permit that conveys with the property — with the controlling authority for that specific lake. Rules and permit availability change; verify them in writing rather than trusting a listing description.
